Anyone fly from the house?

Don't have a plane yet and never bought a house. I'm 50 now and looking into combining the two. From the time I was a kid, I noticed farmers on occasion had a plane parked in a field corner, So now I am pondering a similar option. Zoning here can be almost non-existent, at least with ag zoning.

Yes, I've looked at airparks, but they seem to have rather substantial residences on them, well out of my price range- and then there can be subdivision covenants- however with real estate the way it is right now, I could easily swing a small farm with a small house and decent outbuildings.

Some back of of the envelope conclusions tell me this, on say a 2500' strip:

Location should be in a rural area, sparsely populated.
The strip area should be about 10 acres- level, of course!
Where I live (Central KY), a kinda-sorta E-W orientation would be most desirable, due to the prevailings.
Obviously obstacles (power transmission lines, cell and radio towers, etc) should a be safe distance away.
Have a farm fuel tank (you can get real ethanol-free gas from co-ops and oil distributors in my area- just need to make a big enough purchase each time).
Buy a used small farm tractor with a very wide mower!

I always thought one could quietly operate a small plane from acreage, but further pondering has stripped away a bit of my naivete. Maybe I am thinking too much? But I do feel keeping the plane at home would reduce ownership costs, not to mention increasing the availability of hangar space. Anyway, I need a place to live, too :D

So, I'm trying to get the landscape from those who have done it- or those who gave up trying, for that matter What's the experience and what might be the hurdles?.

Several people on the list have this and from what I hear love it.

Would be really nice to have the plane and everything at home so many of us dream of doing this.

I doubt having your own strip and hangar will reduce ownership costs, but it would be more convenient. I have one flying friend who has just built a 1200' strip at his farm and has a hangar under construction (I'm moving my plane into his space when he moves out) and another friend who is considering it. All of us are based at VTI and are paying between $80-$150/mo for hangar rent. At that rate it's going to take a very long time to recover the investment in the construction costs of a building and runway. I'm not sure it's even possible if you factor in maintenance costs, but the convenience of being able to walk out your door to the plane has a value that is impossible to quantify. My friends will be able to depreciate their hangars as they could any other machine shed, and given the size of their operations probably depreciate the planes too, which alters the equation. I don't know how that would fly with the IRS for a non-farm scenario.

Yes sir I have done it and am doing it. I bought my property many years ago for the sole purpose of doing what you are dreaming of. We are nearly the same age ( I have a 1+ years on you) and built my hangar (machine shed) buile the strip and am currently build my house. I also am renting a hangar in town for my other plane and it will be brought here to my place as soon as my extension to my original 1000' runway is finished. I have been flying my Champ off this 1,000' strip now for around 5 years but it is a little hairy to bring my 172 into and out of it so I added another 800' last year and still need some topsoil and planting to do to it before it is useable. The convienence of having one's plane so close greatly increases a persons ability to go flying on a wim. If you have any possible way of achieving your dream you need to do it.

I landed and took of from my friends driveway once does that count?

Don't tell the FAA I hear the frown on that type of behavior.. :twisted:

Hello from another Dennis.

I live on a municipal airport that does not get federal funds. I walk out of the house and into the hanger ANYTIME I want to fly or even hanger fly with my friends. It is really nice to go into the house to eat lunch or go to the porcelain library. My wife liked the idea of living on an airport because, as she said, she gets to check on me.....Hummmm, that might be a down side to it. I think a private strip might be better because you would not have to deal with a commission and city ordinances.

I really did not care about doing an economic justification. It was what I wanted.....just like owning a general aviation plane. I figured I had a chance of getting my investment back when I must sell it. If not, why the hell leave "it" to the kids. It's their problem. In other words, if it makes you happy and you got the resources, go for it.

When I made an offer on the property, I made the offer contingent on two things: a building permit for the hanger and a letter from the airport commission granting me access to the runway. I put it on the previous owner and the agent to get the documents as part of the sale. So, if you have concerns, you might tie them into the sale.

Another problem I have seen. Near me is a private strip with homes on it. A near by neighbor decided he wanted his own strip. After it was nearly completed, his neighbors called the FAA complaining that two strips that close would be a safety issue. So the FAA prevented him from finishing his strip. So you might want to make sure there are no issues with neighbors.

I've been to Dennis's place. Nice setup and only steps from his house. I'm about 10 miles from our airport but have the shop at home which is nice because I can walk out the door and work on whatever project I'm doing at the time. Back in my younger days I used to overhaul tractors, diesel engines, and other repair work, etc. After I retired I converted it to an 'airplane shop'. It would cost a small fortune to insulate and heat a large hangar but my shop is fairly reasonable. Of course you have to do everything in pieces and take it to the airport and assemble it.

It is good to hear that some are doing it, or plan/dream of it.

There are T-hangars around that go for $25/mo. with electric and no heat, but it seems I'd be in a wheelchair and not be able to spell "airplane" by the time one of those would open up. There is stuff available, but at local airports that have recently spent considerable dough on sprucing up, and extending runways. I've been offered more than I'd need, or a group situation- we're talking $170 or so a month, which right now is almost 1/3 of my house rent.. The waiting lists are long for anything more affordable. I don't know, I might do a bit better with more serious investigation. but since I want to buy a place with room, acreage anyway- with or without airplane- flying off your property would seem to fit well and make sense, especially with the local hangar situation.

My biggest concern is, If I am just using it for myself, and occasional company, do I have to register/get approved as an airport, dragging the authorities in on this?

I think you may have to get ahold of your state aeronautics division and pose the question to them as each state has different rules. Here in MN I can either register it or land in my hay field. I prefer the hay field as I suspect the tax man would raise my taxes if I had an 'airport'. on my property.

I've sent off an email to the Kentucky Aviation Association. We'll see what they have to say, and I'll let you know the results...

Talk to your neighbors, not the government. The real reason for living with a grass strip is to live in a place with enough space to feel comfortable. You will want to know your neighbors well enough to be comfortable for a cup of sugar, or help if it snows and the power goes out.

Well the KAA is private, sort of a trade association, lobbyist outfit. I'm not much for getting the government involved unless I have to. Call me paranoid, but I'm averse to doing anything that might put a target on my back, if you know what I mean...

As for neighbors, if you're out in the country in this state, the attitude is most folks like their own space and privacy, and will give you yours in kind.

My father-in-law flies off the farm and has for 25 years. I am in the process of purchasing a house close by and plan on using his farm to fly off of. Aviation is part of life up here in AK and we probably get things done easier up here because everyone knows how important aviation is. I would say go for it.

I have been for over 40 years--if your local zoning isn't against it or a pain just do it. If questioned tell them it is a triage strip for use in emergencies.

Dennis, we went through this entire fiasco in Boyle Co. Planning and Zoning requires a "Special Use Permit" for a runway, and because the partner in the runway already has a grass strip in the county, he was on the radar of P/Z (no; do first, ask forgiveness later). The P/Z permit meeting is open to the public, and they came out in force. They threw every piece of BS airplane word they had ever heard on TV; major complaints from a local horse farm that breaks horses and the direct neighbors. All of their complaints were either false or would never happen (installing lights and landing jets.) But P/Z still went with the public outcry of 14 people, versus the $350,000+ having the runway would have generated from sale of the land, building a house, barn, hangar and fencing.

You will find two people come out of the wood work really quick: NIMBY's (Not in my back yard) and CAVE people (citizens against virtually everything.)

The sad part, they would probably like the perks of having a runway next door like free rides and pictures of their property.
